Fransen Pittman General Contractors has constructed 85% of our completed projects through Design Assist contracts; 14% of our work through the Hard Bid process and 1% through Design Build.

The Architect and General Contractor are both selected early in the design phase; however, both are working for the Owner under separate Contracts. With Design Assist the Architect develops the design while the contractor manages Cost and Schedule.
With true Design Build there is only one Prime Contract, typically between the Owner and Contractor. In this scenario the Architect is working for the contractor through a subcontract. This option offers a single point of responsibility.
With Hard Bid contracts the Owner hires an Architect to design a building. When Construction Documents are complete, multiple contractors submit bids for the project. Typically the project goes to the lowest bidder.
