Contract Formats

Fransen Pittman provides pre-construction and construction services in general contracting, construction management, design-build and design-assist formats.  The majority of our projects are negotiated in a Construction Manager/General Contractor (CM/GC) relationship; however, we also work under hard bid and design-build arrangements.  Our talented staff is equally skilled with new construction, as well as remodel/tenant improvement projects.

CM/GC
Under the CM/GC format, the architect and general contractor are independently contracted with the owner. The General Contractor is brought on board early in the design phase of construction to allow estimating and scheduling to develop along side of design to enable cost and design to merge at a project goal which then allows the owner to proceed with the project.

Design-Assist
In a design-assist format the architect and general contractor are both selected early in the design phase; however, both are working for the owner under separate contracts.  With design-assist the architect develops the design while the contractor manages cost and schedule.

Hard Bid
With hard bid contracts the owner hires an architect to design a building. When construction documents are complete, multiple contractors submit bids for the project.  Typically the project goes to the lowest bidder.

Design-Build
With true design-build there is only one prime contract, typically between the owner and contractor.  In this scenario the architect is working for the contractor through a subcontract.  This option offers a single point of responsibility.
