Lowry Powerhouse Office Condominiums

19,350 sq ft Tenant Improvement, Denver, Colo.

The Lowry Powerhouse Office Condominiums are designed to accommodate the small to medium sized owner/user, with suites ranging in size from 800 to 2,000 sq ft. The condominiums’ design features include higher floor-to-floor height to allow the buyer to either expose the HVAC and structure or install a 10-ft drop ceiling. Fransen Pittman completed the core and shell construction that included an elevator, toilet facilities on each floor, corridor demising walls with drywall on the corridor side, carpeted corridors, R-19 insulated exterior walls and one ton of cooling per 375 rentable sq ft. The exterior glass has high performance glazing to reduce heat gain into the building while allowing the maximum amount of natural light. The facility features a variable-volume, variable-temperature HVAC system with gas fired rooftop units.
